The real estate market in CNY can often be very competitive for sellers. When the number of buyers lags behind the number of homes on the market, sellers have to work a little harder to make their properties stand out from the rest. One significant challenge that a seller could face is a feature of their property that puts them at a competitive disadvantage. Examples of a disadvantage could be too few bathrooms in the house, outdated fixtures, small bedrooms, or patches of missing grass in the yard. Buyers are going to compare your property to others in the same area, and these negative features might turn potential buyers away from your home.

Highlight the Positives

While some of the features that are hurting your home may be simple to fix or eliminate, others may not. When this is the case, your best option is to highlight the positive features of your home. Maybe you have small bedrooms but large walk-in closets to show off. A kitchen with new appliances can make any property look much better. If you have a nice back deck with a private backyard setting, this could be a great feature to highlight for buyers. If you can get buyers to focus on the best parts of your home, they may overlook some of the quirks that come with the property.

Clean Things Up

The effect of a clean property can go a long way toward convincing buyers to give your home a second look. Cleaning both the exterior and interior can result in more aesthetic pictures of the property as well as a strong first impression during a buyer’s first visit. Declutter the rooms as much as you can. If the paint is fading or chipping in a specific area, get a fresh coat on there for a cleaner look. Get rid of exterior stains on the siding, pathways, or deck to boost curb appeal. A clean home is far more likely to entice buyers than one that is unkempt or dirty.

Determine a Fair Price

Pricing can make or break a listing. Too high and buyers will look for comparable options that are more affordable. Too low and you will miss out on potential profits from the sale. Working with your real estate agent to determine a fair market value for the property is a crucial step in the selling process. Research other properties in your area, compare the features that your home offers with theirs, and choose a fair price that will entice buyers while still benefiting you financially.
